Thirty minutes on the phone or at your site. Square footage, use, power and loading needs, budget, and the date you have to be operating.
We pull every qualifying space or comparable tenant in the submarket, verify availability and asking rate with the listing side, and send you a written survey.
We walk the shortlist with you, then put competing proposals side by side: base rent, escalations, CAM, free rent and tenant improvement dollars.
We negotiate the letter of intent, coordinate the lease or purchase contract with your attorney, and stay on the file through occupancy or closing.
