1. Information we collect
- Information you send us. Your name, email address, the type of space you are looking for or listing, and anything you write in the enquiry form or in an email to us.
- Transaction information. If you become a client, the property details, lease or contract documents and correspondence needed to broker the transaction.
- Technical information. IP address, browser and device type, referring page, pages viewed and time on page, collected through cookies and similar technologies.
We do not ask for and do not want Social Security numbers, bank credentials or payment card numbers through this website.
2. How we use it
- To answer your enquiry and prepare a market survey, proposal or valuation.
- To perform a brokerage engagement you have signed, and to keep the records Florida real estate law requires us to keep.
- To measure which pages and which advertisements bring us enquiries, so we do not waste our advertising budget.
- To comply with legal, tax and regulatory obligations.
We do not sell your personal information, and we do not rent or trade enquiry lists to other brokerages, lenders or lead vendors.
3. Advertising, Google Ads and remarketing
Google Ads and Google Analytics
We advertise our brokerage services through Google Ads and we use Google Analytics to understand how visitors use this site. These services use cookies and device identifiers to measure whether a visit came from one of our advertisements and whether it led to an enquiry.
We use remarketing: if you visit this site and do not contact us, you may later see our advertisements on Google Search, YouTube or sites in the Google Display Network. Remarketing audiences are built from cookies and identifiers, they are never built from the content of your emails, and they are not used to target you based on any sensitive category.
We may also use Customer Match, which allows an advertiser to upload hashed contact details of existing clients so that Google can show or suppress advertisements for that audience. Where we use Customer Match, we upload only details of people who gave us their information in the course of a brokerage relationship, the data is hashed before it leaves our systems, and we remove a record on request.
Third-party vendors, including Google, use first-party and third-party cookies together to serve advertisements based on your previous visits to this website.
You can control this. You may manage or opt out of personalised Google advertising in your Google Ad Settings, opt out of Google Analytics with the browser add-on, or opt out of interest-based advertising through the Network Advertising Initiative. Blocking or deleting cookies in your browser also stops this measurement, and the site works normally without them.
4. Cookies
We use strictly necessary cookies to serve the pages, and analytics and advertising cookies as described above. No cookie set by this site stores your name, email address or the content of your enquiry.
5. Sharing
We share personal information only with: our website and email hosting providers; Google, for the advertising and analytics purposes described above; the other broker, landlord, attorney, title company or lender who is a party to a transaction you have asked us to work on; and public authorities where the law requires it. Every provider is bound to use the data only to perform the service for us.
6. Retention
Enquiries that do not become engagements are deleted within twenty-four months. Files for completed transactions are kept for at least five years, as required of Florida real estate brokers, and then destroyed.
7. Your rights
California residents — CCPA and CPRA
If you are a California resident, you may request the categories and specific pieces of personal information we hold about you, request deletion or correction, and opt out of any sharing of personal information for cross-context behavioural advertising. We do not sell personal information and we do not knowingly process the personal information of anyone under sixteen. Exercising these rights will never cause us to give you a worse level of service. Visitors in Europe and the United Kingdom — GDPR
Our brokerage operates in Florida, but if you contact us from the European Economic Area or the United Kingdom, the GDPR applies to that contact. Our lawful bases are your consent for advertising and analytics cookies, the performance of a contract for brokerage services, and our legitimate interest in answering enquiries and keeping our own records. You have the right of access, rectification, erasure, restriction, portability and objection, the right to withdraw consent at any time, and the right to complain to your national supervisory authority. 8. Security
This site is served over HTTPS. Enquiries and client files are held in access-controlled accounts limited to the three licensed people in our office. No transmission over the internet can be guaranteed to be perfectly secure, so please do not send confidential financial documents by unencrypted email.
9. Children
This site is aimed at commercial property owners and business tenants. It is not directed at children and we do not knowingly collect information from anyone under sixteen.
